Booking & availability
How do I book a Roaming Residences apartment?
You can book directly via our website at roamingresidences.directstays.com.
Select your dates, choose your apartment, and pay securely online. You’ll receive a booking confirmation by email immediately.
For corporate, long-stay, or insurance bookings, we recommend contacting us directly — visit our Corporate & Long-Stay Rates page or email info@roamingresidences.co.uk.
What is the minimum stay?
Our standard minimum stay is 2 nights. For the best value, our weekly rate applies from 7 nights and our monthly rate from 28 nights.
Why should I book direct instead of through Airbnb or Booking.com?
Booking directly with us saves you up to 10% as you avoid OTA guest service fees entirely. You’ll also get faster communication, more flexible terms on longer stays, invoice payment for companies, and direct contact with Joni and Charlie throughout your stay. Our direct booking site is roamingresidences.directstays.com.
How far in advance can I book?
You can book as far in advance as you need — we accept bookings up to 12 months ahead.
For longer-term corporate or contractor stays, we recommend booking early as our apartments fill quickly, particularly for weekday stays.
Can I book multiple apartments at the same time?
Yes — if you need more than one apartment, for example for a team of contractors or a large family, we can accommodate multiple units simultaneously.

Payments & cancellations
How do I pay for my booking?
Full payment is required at the time of booking. We accept debit card, credit card, and bank transfer via our secure booking platform.
For corporate bookings, invoice payment is available — please contact us before booking to arrange this.
Do you take a security deposit?
Yes. A refundable security deposit is required for all direct bookings: £250 for 2-bedroom apartments and £300 for the 3-bedroom apartment.
The deposit is returned within 5–7 days of checkout, provided the property is left in good condition.

What is your cancellation policy?
If you cancel 7 or more days before your check-in date, you will receive a full refund less any payment processing fees. Cancellations made within 7 days of check-in are non-refundable. We strongly recommend taking out short-term accommodation insurance to cover unexpected cancellations. All cancellations must be made in writing to info@roamingresidences.co.uk.
Do you offer corporate invoice payment?
Yes — we work directly with companies and can issue invoices for business bookings. We can accommodate purchase order numbers and invoice your company’s accounts team directly. To set this up, please contact us at info@roamingresidences.co.uk before completing your booking.
Are there any additional fees I should know about?
The rate you see includes all utility bills, WiFi, linen, and a standard end-of-stay clean. There are no hidden booking fees when you book direct. Additional cleaning visits during your stay can be arranged for a small fee — ask us when you book.
The Apartments
What apartments do you have available?
We have apartments in Reading city centre: 2-bedroom, 2-bathroom apartment sleeping up to 6 guests, and 3-bedroom, 2-bathroom apartment sleeping up to 8 guests.
All are fully furnished, all-bills-included, and include free secure off-street parking. Visit our Stay with us page for photos and details of each property.
What is included in every apartment?
Every apartment includes: all utility bills (gas, electricity, water), high-speed WiFi, fully equipped kitchen (hob, oven, microwave, fridge/freezer, dishwasher), washing machine and dryer, 50″ Smart TV, fresh linen and towels on arrival, free secure off-street parking, and self check-in.
Is parking available?
Yes — every property includes free secure off-street parking. This is included in your rate at no extra charge. If you have more than one vehicle, please let us know when booking and we will do our best to accommodate you.
How far are the apartments from Reading station?
All our apartments are approximately 12 minutes on foot from Reading station, making them well-suited for commuters, business travellers visiting Thames Valley companies, and guests travelling without a car.
Are the apartments suitable for families with children?
Yes — our 2-bedroom apartments comfortably sleep families of up to 6, and the 3-bedroom apartment is ideal for larger families of up to 8. All apartments have a full kitchen, washing machine, and plenty of living space. Please contact us if you need a travel cot and we’ll do our best to arrange this.
During your Stay
How does check-in work?
All our apartments use self check-in. Full access instructions, including key safe codes and any entry information, will be sent to you by email before your arrival date.
Standard check-in time is 3:00pm. If you need an early check-in, please contact us in advance and we’ll confirm whether it’s possible based on the previous guest’s checkout.
What time is check out?
Standard checkout is 10:00am. Late checkout may be available on request subject to availability — please contact us at least 24 hours before your checkout date. We are unable to guarantee late checkout during busy periods.
Who do I contact if something goes wrong during my stay?
Contact Joni or Charlie directly. You’ll have our contact details in your booking confirmation. We aim to respond to all guest messages within 2 hours and will do our best to resolve any issues as quickly as possible. For genuine emergencies outside of normal hours, please call us directly.
Is cleaning included during my stay?
A standard end-of-stay clean is included in your rate. For stays of 7 nights or more, a mid-stay linen change is available. Additional cleaning visits during your stay can be arranged on request for a small additional fee — please ask us at the time of booking.
Are the apartments non-smoking?
Smoking is not permitted inside any of our properties, including e-cigarettes and vapes. Smoking is permitted in outdoor areas only. A cleaning fee of up to £250 will be charged from your security deposit if evidence of indoor smoking is found.
Are pets allowed?
Unfortunately we do not allow pets at any of our properties. This applies to all animals including cats, dogs, and caged animals.
Can I have guests visit during my stay?
Daytime visitors are welcome. Overnight guests beyond the number stated at booking are not permitted without prior agreement. The maximum occupancy for each apartment must not be exceeded at any time. Parties and events are strictly prohibited.
Corporate & long-stay Bookings
Do you work with corporate travel teams and procurement departments?
Yes — we regularly work with corporate travel managers, facilities teams, and procurement departments to provide accommodation for visiting staff, project workers, and relocating employees. We offer negotiated weekly and monthly rates, invoice payment, and direct account management. Contact us at info@roamingresidences.co.uk to discuss your requirements.
Do you work with insurance companies and loss adjusters?
Yes — we regularly house insurance claimants who require temporary accommodation following a claim. We understand the urgency of these placements and can often accommodate at short notice. We work directly with loss adjusters and can invoice your company. Contact us at info@roamingresidences.co.uk
Do you work with relocation companies?
Yes — we regularly provide temporary accommodation for employees relocating to the Thames Valley area. Our 2 and 3-bedroom apartments are well-suited for individuals, couples, and families in transition. We offer flexible stay lengths, invoice payment, and direct communication throughout. Contact us to be added to our preferred supplier list.
What are your weekly and monthly rates?
Our guide rates are available on our corporate & long-stay rates. All rates include bills, WiFi, linen, and end-of-stay cleaning.
Long-stay discounts may be available for bookings of 28 nights or more — contact us directly for a tailored quote.
Can you accommodate urgent or last-minute placements?
We do our best to accommodate urgent requests, particularly for insurance and relocation placements. Please contact us directly by email and we will confirm availability as quickly as possible.
